BMS maintenance contracts: what a good one should include

A BMS maintenance contract should keep your controls reliable, your plant efficient and your compliance records complete. Too many contracts are a yearly visit and a ticked sheet.
What to look for
A strong BMS maintenance contract covers:
- Planned visits (quarterly or biannual) with a clear task list
- Sensor calibration checks and valve and actuator stroke tests
- Controller backups and software and firmware updates
- Alarm review and set point and time schedule checks
- Defined reactive response times, including 24/7 cover
- A written report after every visit with costed recommendations
Open protocol matters
